  1. APR = Annual Percentage Rate. All rates quoted are the lowest available rates, actual interest rate will be based on overall creditworthiness. Rates are based on a purchase, no cash out or cash out refinance options may affect your rate. The rate lock period for fixed-rate and adjustable-rate mortgages is 45 days from application submission. If an escrow account is required or requested, monthly payments may be greater. Ask about other rates and terms.

  2. An example monthly payment for a 30 year fixed mortgage rate at Loading...% with a Loading...% APR is Loading... per $1,000 borrowed. Rates are accurate as of Loading... and are subject to change without notice.

  3. ARM = Adjustable Rate Mortgage. The 7/6 ARM is a 30 year mortgage with a fixed rate for the first 7 years that is subject to change bi-annually thereafter. The adjusted rate shall be based on the 30 Day Average SOFR plus 2.75% with a floor rate of Start Rate and a Ceiling Rate of Start Rate + 5.00%. Rates are accurate as of Loading... and are subject to change without notice. The adjusted rate shall be based on the index value in effect 45 days prior to the contractual rate change data. An example monthly payment for a 7/6 ARM rate at Loading...% with a Loading...% APR is Loading... per $1,000 borrowed for the first 7 years then subject to increase.

  4. FHA loans are insured by the Federal Housing Administration. Borrower qualification and program guidelines apply.

  5. Full disclosures and terms will be provided during Community Heroes Mortgage Program consultations. The summary below is not all-inclusive: 

      • Mortgage is restricted to the primary residence (purchase only) located in New York State. 
      • Must be credit qualified and establish credit union membership prior to loan disbursal. A Broadview FCU checking account with payroll direct deposit and automatic mortgage payments through ACH is required. 
      • The $500 deposit will be made to the program participant’s Broadview FCU checking account within 30 days of the closing, upon verification of all eligibility requirements. 
      • Personal real estate attorney fee waiver is a $500 credit, not redeemable as cash. Not available in all areas. 
      • You are not required to use the program service provider(s) as a condition of the purchase of the subject property. You may use an alternative provider offering a similar service, however related discounts and other savings will not be available to you. Proof of employment in healthcare, education, law enforcement, fire and rescue, U.S. military, or veteran status is required to be eligible for the Community Heroes Mortgage Program. 
         
  6. Borrower income must be at or below 80% of Area Median Income. Property must be a 1-unit, owner-occupied primary residence. Eligible for conventional purchase transactions only. Program eligibility, underwriting requirements, and funding availability apply. Broadview membership is required. The funding for MAP HomeAssist will be distributed on a first-come, first-served basis until the allotted funds are exhausted. MAP HomeAssist may not be combined with LPMI Reimbursement. MAP HomeAssist may be combined with the FHLBNY’s Homebuyer Dream Program® (HDP®) grant but cannot be combined with HDP Plus and HDP Wealth Builder.
